Longueuil, Qc, 2 out of 2025 / CNW/ – determined to restore access to the banks of the river and to stem the housing crisis in which Longueuil is confronted, the mayor Catherine Fournierin partnership with the real estate company of Canadarevealed the updated vision of the development of the sector Longue-Rive (also known as the Pointe de Longueuil) in front of economic and municipal actors gathered by the Bedroom Metropolitan Montreal trade.
This unique space of 2.5 million square feet (23 hectares/57 acres) located between the river Saint-Laurent And Highway 132, the equivalent of 43 football fields, is among the last strategic sites available in Longueuil. The sector Longue-Rive is intended to become an emblematic district on a human scale, made up of residences – of which at least 20 % will be non -profit housing – local shops as well as public spaces highlighting the banks. Its development will also make it possible to glimpse an additional service offer to the metro sector and which can benefit current residents.
Accompanied by Pierre-Marc Mongeaureal estate vice-president (Quebec-Atlantique) and Vieux-Port de Montréal to the real estate company of Canadamajority owner of the fields in the sector, the mayor and the latter presented the main parameters envisaged. The concept, which provides for the development of land in several phases, includes the following elements:
- Nearly 5,000 housing units, including 20 % non -profit housing, which will promote a local commercial offer;
- Responsible planning with the reservation of a land intended for the construction of a school;
- Public access to the banks;
- Green public spaces, including a local walk, corresponding to more than 30 % of the total area of the site;
- Active and sustainable mobility facilitated thanks to the development of security access dedicated to local traffic as well as pedestrians, cyclists and public transport.
A district turned to the future
With this project, the City of Longueuil and the real estate company of Canada have been able to create a vision of a district on a human scale which will be able to meet the challenges of the 21st century. This transformer project is fully part of the desire to build lasting, inclusive and resilient communities for the decades to come. The project is based on integrated urban planning and architecture adapted to the landscape, while responding to the highest standards of sustainable development, energy performance and climate resilience. This new mixed district will be accessible, lively and connected to the City of Longueuil and its transport networks. The development of banks will offer privileged access to the river for citizens, while protecting this fragile ecosystem. A local, pedestrian and cycle walk, will also be part of a future municipal riparian course in order to promote active leisure and universal accessibility.

The next steps
Following the signing of an agreement protocol in February 2024, several design workshops made it possible to refine the vision of the project, in collaboration with the municipal teams and the professionals. In the coming months, the City of Longueuil and the real estate company of Canada will continue their work in order to finalize the plans and analyzes necessary for the drafting of a development agreement, with a view to the sale of the first lots from 2026. The development of the district Longue-Rive Over a period of ten to fifteen years will be raised over a gradual and lasting approach, in line with the established vision to create an exemplary living environment in the heart of Greater Montreal.
Recall that the project to develop this sector respects the principles provided for in the Particular Planning Program in Center-Ville de Longueuil (PPU), adopted in 2021 et for which public consultations have been held.
