Wallonia remains the most affordable region in the country. The median price of a house two or three facades is 175,000 euros, while a house four facades costs 290,000 euros. These amounts are identical to those recorded in 2022 and 2023. The apartments display a drop of 5,000 euros compared to 2023, with a median price of 175,000 euros, identical to 2022.

At the provincial level, Walloon Brabant remains the most expensive province in all categories of goods.

It’s very simple: the ten most expensive municipalities in Wallonia when it comes to acquiring a four -facade house are all located in Walloon Brabant. The most expensive of them is, once again, Lasne. The median price of a 4 -facades house is € 650,000. Waterloo (€ 510,000) and the Hulpe (€ 490,000) follow a good distance.

In Belgium, there are only four municipalities where to buy a house four facades is more expensive than at Auxne: Knokke-Heist (€ 807,500), Ixelles (€ 807,500), Sint-Martens-Latem (€ 747,500) and Woluwe-Saint-Pierre (€ 695,000).

Regarding apartment sales, there are eight of the most expensive Wallonia Brabançons in Wallonia. Only Bastogne and Chaudfontaine manage to slip into this top 10 dominated by Waterloo (with a median price of € 360,000 for an apartment), the Hulpe (€ 342,500) and Rixensart (€ 300,000). There is no trace of Lasne in this ranking. Too few apartments have sold in the town to make relevant averages.

If the Walloon Brabant is, as every year, the Walloon province where real estate prices are the highest, conversely, Hainaut is the cheapest province for houses two or three facades and apartments. For the houses four facades, the provinces of Namur and Luxembourg offer the lowest prices.

In the Brussels Region, the median price of a closed house increased by 1 % to 495,000 euros. Apartments are now cost 260,000 euros (+ 1.9 %). After a sharp drop in 2023, the houses four facades found a median price equivalent to that of 2022, or 1.1 million euros, up 17.3 %.

Finally, in Flanders, prices continued to progress, but more moderately: + 0.5 % for a house two or three facades, + 1.2 % for a house four facades and + 2 % for an apartment. Median prices are respectively 300,000, 414,000 and 250,000 euros.

The Belgian median price for a closed house amounted in 2024 to 260,000 euros, against 370,000 for an open house and 243,000 for an apartment.
