Limoges, a metropolis at very low prices

For a metropolis whose city center has nearly 130,000 inhabitants, real estate prices remain modest in Limoges. The budget to be expected for an acquisition is below 2,000 euros per square meter, generally around 1,500 euros. Sales of houses and apartments are mainly in Limougeauds or people from the surrounding municipalities, despite the presence of companies in the world’s reputation porcelain and the headquarters of Legrand, a global specialist in electrical infrastructure.

After two difficult years, real estate agents bear witness to a quivering market, but part of the goods struggles to find takers. “The houses and apartments of the years 1970-1980 are very difficult to sell, or with a significant discount”specifies Stéphanie Chissadon, sales agent for the Optimhome network. This is as much the bad note of the energy performance diagnosis as a mode of fashion that slows down sales, according to Mme Chissadon.

Certain buildings of this period have been designed without elevator, which also poses a problem. Furthermore, “The condominiums have not always carried out the necessary insulation and maintenance work and the charges exploded which accentuates the difficulties during the sale”completes Catherine Mauguien-Sicard, deputy mayor of Limoges responsible for urban renovation and housing. The city has also set up an obligation to restore facades in certain districts, such as around the Halles Carnot and the Place de la République, which makes it possible to encourage condominiums to start work.
